Every year around this time, I talk to buyers who are planning to “wait for spring.”
They’re hoping rates will drop a little more. They’re expecting more inventory to hit the market. They assume spring is automatically the best time to buy.
But here’s what I always explain:

Many buyers are holding out, hoping mortgage rates will drop significantly. The reality? Most projections show rates hovering in the low-6% range this year.
Rates have already come down about a full percentage point compared to where they were. That improvement has quietly made a meaningful difference in monthly payments and overall affordability.
If rates stay relatively steady — and more buyers jump in this spring — you could end up competing harder for the same homes without gaining much financially by waiting.
