You don't have to put 20% down. But if your equity makes it possible, here's why a lot of repeat buyers are choosing to do it anyway.
Saltillo tile, Moroccan fireplace, Spanish tile staircase, a pool home in Lakes of River Trails, TCU's national rankings, and DFW's top dog.
Multi-generational homes sell at a 22% premium per square foot. That bonus room or in-law suite could mean more money in your pocket at closing.
Updated homes in South Arlington and Dallas, JCPenney's Ridgmar closure, two Fort Worth schools ranked among America's best, and more.
The typical homeowner has $310,500 in equity — and most don't know it. Find out what your home is worth and what that means for your next move.
Lake Bridgeport views, a 49,500-gallon pool, Fort Worth's newest linen collab, and what homeowners are renovating this summer.
For buyers looking for a low-maintenance, move-in ready option in one of Arlington's most central locations, 1719 Westview Terrace #L is worth a close look.
The condo is in Fielder Crossing, a quiet, gated community with a pool and fitness center. Inside, the unit has been updated with Google Smart Home technology, a new HVAC system, and marble tile in the utility room. The living room is anchored by a fireplace, the eat-in kitchen has stainless appliances and a breakfast bar, and the first-floor primary suite has generous walk-in closet space. The refrigerator is included, making this a genuinely turnkey situation.
The HOA is comprehensive — it covers pool, gym, water, pest control inside and out, concierge trash, exterior repairs and paint, fireplace maintenance, and gate repair. For buyers who want to own without the typical upkeep burden, that's a meaningful list. The unit also comes with one covered parking space and two additional assigned spots, which is a notable perk for condo living in this market.
The location puts you minutes from AT&T Stadium, Globe Life Field, Six Flags Over Texas, Hurricane Harbor, and UTA, with easy access to Highway 360 and I-30 for commuters.

Not every listing is for a buyer looking for a place to live — and 601 Houston School Road is a clear example of a property built for a different kind of opportunity.
Situated on a corner lot along the Loop 9 frontage road in Red Oak, this property sits within a designated Opportunity Zone and offers immediate income potential alongside long-term upside as the surrounding commercial area continues to build out. The location is already benefiting from nearby activity: directly across the street, a new 172-acre Data Center is drawing consistent traffic and reinforcing the corridor's commercial trajectory.
The property itself offers a lot of flexibility. The 1,785-square-foot residential structure can be converted into a single or multi-suite office. A detached 20x21 building with a kitchenette works well as a standalone office or studio. The 50x50 metal garage-shop adds over 3,000 square feet of usable space with second-floor storage, and a 12x50 covered area behind a metal fence provides additional room for storage or parking. The site is zoned for both commercial and residential use, giving a buyer multiple directions to take it.
For investors and developers watching the Red Oak and southern DFW corridor, this kind of flexible, well-located property at an Opportunity Zone address is worth a serious look. Reach out to the team at Mills Real Estate Group to learn more or schedule a showing.
One of downtown Fort Worth's most notable restaurant losses is about to be reversed. Musume, the contemporary Japanese restaurant that was destroyed in the January 2024 explosion at the Sandman Signature Hotel on Houston Street, is set to reopen in early November 2026 — nearly three years after the blast shut it down.
The reopening isn't a simple restoration. The 5,000-square-foot space has been completely redesigned with warm wood millwork, custom murals, a new Italian marble lobby lounge, and the return of the historic bank vault tatami room that survived the explosion. Chef Chris Conlon, a Culinary Institute of America graduate whose resume includes the Hakkasan Group and Charlie Palmer's Aureole, will lead the kitchen.
The menu will include fresh sushi and sashimi flown in daily from Japan, Fort Worth-exclusive dishes, a nine-course omakase experience, and what the restaurant says will be the city's largest sake collection — over 120 labels — alongside 60-plus Japanese whisky offerings. More than 90 percent of Musume's original Fort Worth staff is returning, which the ownership team called out as one of the most meaningful parts of the whole process.
"We had a sense of unfinished business," say co-owners Josh Babb and Sean Clavir, "and we could not be more excited to welcome Fort Worth back to Musume."
The Sandman Signature Hotel itself is also expected to reopen in 2026, though no specific date has been announced. The W.T. Waggoner Building, built in 1920 and listed on the National Register of Historic Places, is one of downtown Fort Worth's most recognizable addresses — and it's nearly ready to welcome people back.
Bon Appétit has released its annual list of the best new restaurants in the country, and Texas claimed two spots. Neither is in North Texas — one's in Houston and one's in Austin — but both are worth knowing about if you find yourself in either city.
Agnes and Sherman in Houston's Heights neighborhood opened in April 2025 and has been collecting recognition ever since. The concept puts an Asian spin on the classic American diner, and the accolades have followed: Texas Monthly named it the best new restaurant of 2026, it earned a James Beard Award finalist nomination for Best New Restaurant, and it holds a Recommended designation in the Michelin Guide. Bon Appétit highlights the cheeseburger fried rice and a wedge salad built with youtiao croutons, lap cheong, and ginger-scallion ranch as standout dishes.
Le Calamar in Austin is a French-Texas bistro that opened in May 2025 and earned its own Michelin Guide Recommended designation the same year. The restaurant is known for its chic interior and dishes like stuffed chicken wings cooked on a Japanese binchotan grill and a Wagyu hanger steak au poivre with a peppercorn sauce updated with ginger and brandy.
Both are worth adding to the list the next time travel takes you to Houston or Austin.
